is the basic principle of
marimo Regional Revitalization REIT, Inc.

marimo REIT believes that marimo REIT investing in attractive residential, retail, hotel, office, logistics facilities and parking properties in regional areas would contribute to regional societies, stimulating the people, the economy and the very cities, and thereby lead to regional revitalization.

marimo REIT aims to invest in a diversified mix of income-producing real estate (Note 1) according to the characteristics of each regional area to realize “revitalization of towns,” “creation of employment” and “revitalization of regional economy” aimed at reducing the monocentric concentration in Tokyo and thereby realize its basic principle of “strengthen Japan from regional areas.”

Furthermore, marimo REIT aims to build a diversified portfolio, centering on regional areas (Note 2), oriented toward securing both “relatively high investment yield” and “stable earnings” and steady growth of assets under management and thereby enhance unitholder value over the medium to long term.

(Note 1) “Diversified mix of income-producing real estate” refers collectively to residential, retail, hotel, office, logistics facilities and parking properties with the potential to generate income, such as rent.
(Note 2) “Regional areas” refers to regions other than the Tokyo metropolitan area. “Tokyo metropolitan area” refers to Tokyo, Kanagawa, Chiba and Saitama.

(Note 1) “Sponsor” refers to a party with which marimo REIT and the Asset Manager have entered into a sponsor pipeline and support agreement, while “Marimo” refers to Marimo Co., Ltd.
(Note 2) “Urban redevelopment” refers to redevelopment to promote reasonable and sound high-level use and renewal of urban functions of land in urban areas.
(Note 3) “Supporting companies” refers to parties with which marimo REIT and the Asset Manager have entered into a support agreement.
